Project Description
This proposal is for a new, 11,965 square foot Childcare Learning Center. This will require the approval of a Site Development Plan and Urban Renewal Site Plan for the proposed facility and its site.
The proposal includes over 32,000 square feet of open area and a 12,847 square foot, fenced-in playground. The playground is placed away from the parking lot to enhance safety while providing a visual connection to the adjacent open area.
Site Access and Parking
The primary access to the new building will be from a private drive connecting to County Road 7. The draft site plan shows 31 exterior parking spaces, including 2 Installed Electric Vehicle (EV) Parking Spaces, 2 EV Ready spaces, 7 EV capable spaces, and 2 ADA spaces.
The site plan includes an accessible path to the building, with access from the sidewalks along both County Road 7 and Spring Place (the private drive to the south). The parking area is separated from the street by a landscaped lawn.

This parcel is zoned PUD and is located in the Highlands PUD Plan Area. This parcel is within the Regional Commercial area of the Highlands PUD Plan, which allows Childcare as a permitted land use. At this time the applicant has not identified any necessary variances or PUD amendments as part of their conceptual plan.
The proposed architecture is consistent with the existing commercial uses along the Colorado 7 corridor.
