Zoning, Surrounding Uses and Comprehensive Plan: The project area is zoned I-3(J) (Legacy Jefferson County Industrial-Three). The intent of the I-3(J) district is to accommodate light industrial uses including light manufacturing, wholesale uses, warehousing, mini-warehouse and storage, sales at retail, storage of boats/trailers/recreational vehicles. The proposed use is consistent with the existing zoning for the property.
The underlying Comprehensive Plan Land Use Designation is 'Mixed-Use Commercial'. The proposed development is consistent with the uses anticipated to develop in areas with the mixed-use designation.
Potential Variances: The applicant is not requesting any variances as part of their application.
Possible Key Issues: Staff has not identified any potential key issues.

The conceptual plan is shared with City Council, Boards and Commissions and residents. All parties can provide comments and direction to the applicant. This step in the process is the best time for residents to share comments with the developer prior to the formal development application to allow for possible changes to the site design.
Formal Review
Colmans Way Self Storage is currently at this stage
The applicant submits the development plans to the City and County of Broomfield. City staff reviews the documents and refers them to other reviewing departments and agencies for feedback. The project may go through several rounds of review prior to the scheduling of public hearings.
Land Use Review Commission Hearing

After the formal development application is reviewed and revisions are made based upon staff comments and code requirements this project will be scheduled for a public hearing with the Land Use Review Commission.
