Project Overview

The subject proposal is for a 60' tall monopine located within the Lambertson farms Filing No. 5 subdivision, widely known as the Shops at Quail Creek. The monopine will be located to the north of the existing King Soopers building located approximately 91 feet from the property line to the north and 125 feet from the property line to the west. The exact location of the monopine may shift slightly due to existing utilities in the area and the final location will be identified during the formal site plan review phase. The applicant has indicated that the construction of the monopine will improve mobile network strength in the area.

Conformance with the Zoning and Compatibility with Surrounding Uses: The subject property is currently zoned PUD (Planned Unit Development) and has an approved site development plan which allows for the retail uses on site. The monopine will require a Use by Special Review / Site development Plan Amendment approval prior to any building permit issuance
