Project Description: Developing a 624 square foot single-story building to accommodate a Ziggi's Coffee Shop and drive-thru. The proposed building will provide the surrounding neighborhood and commuters with quick access to coffee, beverages, smoothies, and limited food options. The building will have drive-thru access as well as an outdoor seating area.

The proposed Ziggi’s Coffee drive-thru building will be a wood framed building, clad predominantly with a synthetic stucco finish system accented with horizontal steel siding at accent walls and stone wainscot throughout. The exterior materials are selected for their contemporary design characteristics.

Neighborhood Compatibility & Neighborhood Meeting:

The proposed coffee shop will be located in the Jeffco Business Center, Replat C Subdivision, which intended for commercial uses. According to the Jeffco Business Center Planned Unit Development (PUD), a drive-thru is not a permitted use for the area. The applicant will need to request a PUD amendment to allow for the drive-thru use. The applicant will also be requesting a variance to reduce the parking requirement for this site.

The proposal is in line with the established land use and economic goals for the area. The human-scale design aspects of the project will provide a pedestrian-oriented emphasis, while also preserving and enhancing the site's natural characteristics.

A neighborhood meeting was held for the project on November 28, 2021 - no members of the public were in attendance.
