Project Overview
This is a proposal for a new Valvoline Instant Oil Change planned on a pad site at 13735 Huron Street. This pad site was previously approved for the development of a different Automotive Repair business that has since chosen not to move forward.
Valvoline is proposing a new building that would conform to the same setback, height, and parking standards from the approved Planned Unit Development (PUD) Plan. Because the site is already approved for a similar automotive use, the revised architecture, landscaping, and vehicular layout is eligible for review by City and County of Broomfield staff.

Zoning, Surrounding Uses and Comprehensive Plan: The zoning for this parcel is PUD. It is located in the Lambertson Farms Planned Unit Development (PUD) plan area.
The Lambertson Farms PUD Amend No. 5 approved "auto repair shop" as an approved use for Lot 3, the site of this development.
The Broomfield Comprehensive Plan land use map designates this location for Commercial, and this use is consistent with this land use designation.
Site Circulation and Parking: Vehicles will access this proposed development from the private access roads located to the south and to the west of Lot 3. The site plan includes 3 service bays, with space for cars to queue, and 11 parking spaces.
Landscaping: The site plan proposes landscaping around the perimeter of the site, with new sidewalks, and a tree lawn between the sidewalk and the roadway to the south of the development site.

If no significant concern is heard, the application will be recommended for an administrative approval to the previously approved site development plan. If significant public comment is received, the application will be referred for an in-person public hearing for final decision.
