Project Details
The Site Development Plan application is to develop a 5,227 square foot Car Wash. The proposed car wash will be a self-service operation featuring automated pay stations, an enclosed wash tunnel, enclosed car wash and vacuum equipment rooms, and parking spaces for exterior drying and interior vacuuming. During peak times, the facility can be operated by only 2-3 people. There will be three automated pay stations and 31 self-service vacuum bays.
The building incorporates a contemporary design which can easily substitute new colors and materials. The car wash tunnel entrance will face State Hwy 7 with a pronounced masonry feature wall. The building will have a flat roof with all mechanical equipment screened by parapet walls. The highest point of the building will be around 30 feet.

City and County Staff Analysis
Neighborhood Compatibility & Neighborhood Meeting: The proposed car wash will be located in the Palisade Park Filing No. 1 Subdivision, which intended for mixed-use commercial uses. The Car Wash use is allowed per the development plan for the area. The CO 7 corridor has been highlighted as a gateway into the City and County of Broomfield and is intended as a bus rapid transit (BRT) location in the future. Auto oriented uses are not consistent with the goals of supporting BRT.
A neighborhood meeting for the site will be announced once the date and time are decided.
Potential Key Issues: Staff has identified noise and light pollution as a potential key issue for the surrounding residential community to the north at Mountain View at Palisade.

Following the review of the formal application, public hearings will be scheduled in accordance with the application review process timeline. Members of the public can attend the public hearings and provide in person comments if desired.
