This proposed development is for a new, 6,865 square foot children's dental clinic. The proposal requires the approval of a Site Development Plan for the dental office building and a Minor Subdivision Plat to create the new lot for the clinic.

The subject proposal is located at 14490 Lowell Boulevard.

The primary access to the new building will be from Lowell Boulevard, with a secondary access point to 144th Avenue being shared with Little Sunshine's Playhouse to the south. The Site Development Plan shows 48 exterior parking spaces, 4 EV installed spaces, and 10 EV ready spaces.

Potential Key Issues for Discussion

Staff has preliminarily identified the following potential key issues pertaining to this proposal -

The Transitional Overlay Area District (TOAD) Development Requirements - Chapter 17-25.1 of the Broomfield Municipal Code contain specific development requirements that will be reviewed by staff during the formal review of the project.

The applicant has requested a variance for a 20' reduction to the buffer on the north side of the new lot that the Transitional Overlay Area District requires, for a 33' buffer.

Additional development requirements that will be reviewed during staff review include building architecture and materials, landscaping, and other site design requirements.
