Project Overview
The applicant has submitted as site development plan application to develop a 11,156 square feet two-story building, which will include a drive-thru Red Silo Coffee Shop and for-lease multi-tenant commercial/retail space on a 1.23 acre parcel.
The building will feature a stone wainscot and the patio adjacent to the red silo will include a low patio wall and fireplace. There will be additional landscaping along Coalton Road and throughout the site.

City and County Staff Analysis
Neighborhood Compatibility:This proposed development is located adjacent to an established multi-family residential building to the south and commercial buildings to the east and west. The property is located to the South of Coalton Road. The proposed plan is compatible with the Midcities PUD Plan and the existing uses in the area. Architecture will be reviewed with formal submittal of the project to ensure consistency with existing buildings in the Midcities Area. The applicant has worked with the Midcities Architectural Control Committee (ACC) on a preliminary review of the proposal and will continue to work with the ACC as the project proceeds to formal submittals.
Key Issues for Discussion:
The Applicant will be requesting a variance to allow for the silo feature to function as signage for the coffee business since this is a recognizable feature for the Red Silo brand.
A request for a variance to reduce the required parking setback from 20' to 10' along the east and west property lines. This variance is common within the Midcities area and is supported by the ACC.
