Project Overview

This is a proposal for a new gas station at the northeast corner of CO 7 and County Road 7. The proposal includes a 5,312 square foot, single-story convenience store and gas station with 14 detached pumps. The proposal includes a canopy structure located over the gas pumps.

This proposal also includes 35 parking stalls.

The developer is requesting to subdivide the existing parcel into two smaller parcels for this proposal.

City and County Staff Analysis

Zoning, Surrounding Uses and Comprehensive Plan: The zoning for this parcel is PUD. It is located in the Palisade Park Planned Unit Development (PUD) Plan Area.

The parcel is within the Mixed-Use Commercial area of the Palisade Park PUD. The PUD allows gas stations as a permitted commercial land use in this location.

Site Circulation, Parking and Multimodal Access: Vehicles would access the gas station from West 168th Place on the north side of the site. Parking and drive aisles would loop around the gas pumps. This is to provide internal traffic circulation and emergency access.

The site plan includes an accessible path to the building, with access from the sidewalks along both County Road 7 and 168th Place.

Broomfield requires a minimum distance of 1,000 feet between new gas stations. This is currently the only active gas station proposal within a 1,000 foot distance of this site.

Public Engagement

The developer completed a Concept Review meeting at the City Council Study Session on February 20th. This proposal is now in the formal Development Review phase.

Concept reviews are the first step in the land development process. Concept reviews allow developers an opportunity to introduce their development proposal and receive initial feedback from City Council, Broomfield Boards and Commissions (including the Land Use Review Commission) and residents. This step in the process does not approve or deny the proposal but instead helps the developer to take feedback into consideration while they refine their development proposal prior to the formal development application. This step is the best time to share concerns or comments as it allows the developer the most time to consider changes in response to the feedback they receive.
