Project Details
The subject proposal is for a residential development within the Baseline master-planned community. The proposal includes a total of 187 single-family detached as well as 44 rowhomes consistent with phases 1 and 2 of the Parkside West development. The proposal includes as park area and pollinator gardenways. The park will provide leisure swings, a slide, a shade structures and a community lawn.
The proposed request is consistent with the North Park PUD Plan and supplemental binder, as single family residential units were approved for the project area with the most recent PUD Amendment No. 5. The first two phases of East Village and the “superblocks” which streamline the platting process for the current proposal have already been approved by Broomfield City Council and are currently under development.
Architecture has not been included in the subject proposal and instead will be reviewed and approved through the administrative modification process similar to prior phases of East Village.
Location: The subject proposal is located within the Baseline development within northern Broomfield. The project site is directly west of Sheridan Parkway.

Conformance with the Zoning and Compatibility with Surrounding Uses: The subject proposal is consistent with the overall master plan for the Baseline development as well as phases 1 and 2 of the Parkside West community. At this time staff has identified no key issues with the request.
Long Range Financial Plan: Consistent with land use assumptions. No anticipated impact to Long Range Financial Plan.

The applicant will present the development plans to the Land Use Review Commission (LURC) at a public hearing. LURC will provide a recommendation of approval or denial to City Council.
