Participate in the community listening tour to share your experiences and perceptions of the Broomfield Police, as well as your ideas for police engagement in Broomfield! The Broomfield Police Department (BPD) is excited to hear directly from the community. Learn how you can participate in these community listening sessions by reading below.<h2>Project Overview</h2>This listening tour is an opportunity for you to connect with BPD and give honest feedback. Your participation will help the BPD understand what the department is doing well, what they can improve and how community members want to engage with the police. Throughout 2024, the BPD will be listening to community members through community listening sessions, focus groups and online surveys.<h3>Up Next: Community Listening Sessions</h3>Participate in a community listening session to share your experiences interacting with the police, what you feel the BPD should focus on and how you think police engagement in Broomfield can be improved. At the community listening sessions, you&rsquo;ll have the opportunity to participate in group activities and discuss topics in small groups facilitated by Broomfield police officers. The BPD is excited to listen to the community and hear firsthand experiences, concerns and ideas.Community listening sessions will be held at the following dates and locations. These include an online pulse survey, participating in a community listening session and participating in a focus group. The BPD will compile and analyze stories and experiences shared by the community to determine the department&rsquo;s strengths and identify ways to improve engagement with the community. All feedback will be compiled, analyzed and shared with the BPD, City Council and the community.

This is a new concept proposal! The existing 2.98-acre site contains two long-term stay hotel buildings with surface parking, sidewalks, and landscaping. The income-aligned housing requirement will be met via a cash-in-lieu payment.<h3>Project Details</h3>Applicant: Denver BF Property, LLC c/o Three Wall Capital Location: 480 Flatiron Boulevard Project Type: Concept Plan Review - Study Session meeting with City Council on November 19, 2024, at 6:00 pm<h3>City and County Staff Analysis</h3>Zoning, Surrounding Uses, and Comprehensive Plan: The property is zoned planned unit development (PUD) It is subject to the Midcities PUD Plan. The surrounding uses include an apartment complex to the east, a hotel to the north and across the street, an apartment complex to the south, and vacant land to the west.The Comprehensive Plan designation is &quot;Mixed Use Commercial.&quot; Site Circulation, Parking, and Multimodal Access: The site is accessed via Flatiron Boulevard through a full movement shared drive with the apartment complex to the west. An internal drive circulates through the south and west sides of the lot for access to parking.The approved site plan depicts two parking lots located to the south and west of the lot. These parking lots provide approximately 155 spaces with parking for 8 bicycles. Based on the proposed use (multifamily residential) the Broomfield Municipal Code requires 152 spaces, of which 6 must be designated as ADA-accessible. Bicycle parking via 67 long-term spaces and 10 short-term bike spaces is also required.A trail system runs east/west and connects to the west side of the site. It continues around of the front of the site and then to the north connecting to the existing sidewalks along Flatiron Boulevard and Interlocken Loop.The RTD Interlocken/Westmoor FlexRide serves this site and the surrounding neighborhood. It provides services to both US 36/Broomfield Station and US 36/Flatiron Station. Density, Unit Type and Income-Aligned Housing: The applicant&#39;s project narrative indicates that the existing hotel&#39;s 151 units will be converted to 151 apartment units. The overall dwelling unit per acre is 51 du/ac. The applicant&#39;s project narrative indicates that the 151 hotel units will be converted to 96 studios, 11 one-bedrooms, and 30 two-bedrooms. Income-aligned housing is proposed to be met via a cash-in-lieu payment versus providing on-site affordable units. To meet the minimum on-site housing requirements, 20% of the units (30) would be required at 60% AMI. Landscaping, Open Lands, Parks, and Trail Amenities: Existing landscaping includes trees, cool season turf grass, shrubs, and ornamental grasses. Since the existing hotel is classified as a commercial use, open lands in the form of plazas, Public Land Dedication: Since this property is improved with two hotel buildings, parking, landscaping, and an outdoor pool, there is not enough suitable acreage on the existing site to allow for additional land to be dedicated for public use. The applicant proposes to meet the public land dedication requirements via a cash-in-lieu payment. Potential Variances: The applicant has not identified any variances with the concept plan application. If the project proceeds with the formal development review stage, a variance to the minimum open area may be required. 480  Flatiron Blvd - Hotel Conversion to Multi-Family 

This is a new online concept review! The amenity center will be located within the Parklands district centrally located within the master planned community on a 3.14 acre site. The project is intended to provide a community gathering space for residents to meet, host events, attend community functions, etc. The building will be approximately 5,200 square feet and will feature HOA administration offices, a conference room, an indoor lounge area, a bar and a quick food service station. The project will additionally feature a large covered patio space, outdoor seating areas and a fenced dog park. Parking will be located to the north of the structure which will serve the parklands district as a whole. The site is adjacent to the Big Green which the community will be programming with concerts and events.A neighborhood meeting was held for the project on June 6, 2024. At this meeting the applicant provided a summary of the proposal and the intended project timeline. Residents were in attendance at this meeting but did not identify concerns with the request. The applicant will be required to provide a Site Development Plan and Final Plat with the formal submittal of this development proposal.<h3>Project Details</h3>Applicant: NP Development Location: East of Promenade St, Baseline Parklands Project Type: Amenity Center<h3>City and County Staff Analysis</h3>Zoning, Surrounding Uses and Comprehensive Plan: The zoning for this parcel is Planned Unit Development (PUD) and it is location within the North Park (Baseline) PUD plan area. The North park PUD plan designates this area as part of the mixed-use district or MUD which permits a variety of uses including community centers, restaurants, parking lots and open lands.The Broomfield Comprehensive Plan designation for the subject property is &ldquo;Mixed-Use Commercial&rdquo; and &ldquo;Open Lands&rdquo;. The subject proposal is consistent with the Comprehensive Plan designation for the property.Site Circulation, Parking and Multimodal Access: Under this proposal, vehicles would access the site from the south side of Promenade St to enter the parking lot. The lot will feature approximately 50 stalls. This lot is intended to provide access to the Buzz building and the parklands corridor.The North Park PUD plan supplemental binder does outline parking ratios for a variety of uses, however has also identified that if a specific use is not discussed the Parking Ratio will be determined on a case-by-case basis with North Park DRC and Broomfield. Since the proposed community / amenity space is not specifically defined within the parking table, city staff will work the applicant to review the provided parking and ensure it is adequate to serve the area without incentivising driving to the site rather that utilizing active modes of transportation.The applicant will be required to include the minimum required number of EV-Installed, EV Ready, and EV Capable parking spaces as a part of the project.Architecture: The property will feature natural modern architecture consistent with the overall aesthetics of the Baseline community. The building will be home to numerous different meeting spaces and will incorporate an indoor-outdoor design. The Buzz (Baseline)

This is part of a larger ADA accessible project the applicant is currently undertaking on their property. A revocable permit is required any time an improvement on public property will be owned and maintained by another party.Outlot A was designated on the Broomfield Country Club Filing No. 4 plat for utility and pedestrian purposes, and the outlot is owned by the City and County of Broomfield. The outlot contains a pedestrian pathway connecting from Clubhouse Drive to the The Church of Jesus Christ of Latter-day Saints located at 1250 Main St.If approved by revocable permit, the applicant plans to landscape the area of Outlot A located between the property line and an existing fence, and to install a gate in the fence to allow for private emergency ADA access between the existing pedestrian pathway and the rear yard of the home. Broomfield will also require a Public Private Improvement Permit to approve the landscaping changes on CCoB property, and an Access Permit to approve a new private gate used to access the CCoB sidewalk. The owner of 1257 Clubhouse Drive also has an existing easement to install landscaping on a defined area of the Eagle Trace Golf Course, located to the south of the rear yard.This proposal has been reviewed by Broomfield staff and staff has no concerns with this proposal.<h3>Project Details</h3>Applicant: Wild Heritage Gardens Location: 1257 Clubhouse Drive Project Type: Revocable Permit<h3>City and County Staff Analysis</h3>Zoning, Surrounding Uses and Comprehensive Plan: R-PUD - Broomfield Country Club Landscaping, Open Lands, Parks and Trail Amenities: The residential lot located at 1257 Clubhouse Drive is located adjacent to a fairway at Eagle Trace Golf Club. To the west is a public pedestrian access path located on Outlot A, between the The Church of Jesus Christ of Latter-day Saints and the subject residential property.
