Project Type: Convenience Store and Gas Station

Applicant: Kum and Go

Project Description: The concept application is to develop a 3,968 square foot single-story building to accommodate a Kum and Go convenience store with fueling islands and canopies. The proposed gas station would be a redevelopment of an existing 12,600 square foot multi-tenant commercial center. The proposed building will feature a cast stone base & Nichiha fiber cement panel façade in three different colors, along with varying roof lines to break-up the exterior. The convenience store will be open 24 hours a day with 1-6 employees operating the store at any given time.

The site layout will use the existing right in/right out access from US 287 to the east, with parking located to the northern and eastern portions of the building. Vegetation is proposed between the building and the area to the west and north, with proposed tree plantings concentrated along the adjacent roadways.

Neighborhood Compatibility

The proposed convenience store and gas station will be located in the Atlas Industrial Park subdivision, which intended for commercial uses. The site is zoned B-2, (General Business District), which allows gas stations to be permitted as a Use by Special Review. The property is also located within the US 36 West Corridor Urban Renewal Area, which will require an urban renewal site plan.

The property is currently a commercial Multi-tenant building, bordered by property owned by the City and County of Broomfield to the north, US Highway 287 to the east, and commercial development to the south.

Potential Key Issues:

This project requires a Use by Special Review application. The factors to be considered for a Use by Special Review include the relation of the requested gas station and convenience store use to the character of the surrounding neighborhood, the desirability and need for such a use in the specific area of the community, and adverse environmental influence that might result from its location. The applicant will need to provide support of meeting these review criteria as part of the application.
