The Historic Landmark Board approved the Certificate of Historic Appropriateness on May 19, 2022.

Project Summary: The Historic Landmark Board approved the Certificate of Historic Appropriateness on May 19, 2022.

Location: 2201 W. 10th Avenue

Project Type: Certificate of Historic Appropriateness - Broomfield-landmarked Honey House Rehabilitation

Background: The applicant, City and County of Broomfield Capital Improvements Program, is requesting approval of a certificate of historic appropriateness (COHA) for rehabilitation work on the Honey House based on the requirements outlined in the Broomfield Municipal Code, Section 17-72-100. A COHA is required for any exterior work, other than maintenance and repair, on a property that is subject to a historic designation. In this case, the City Council approved the landmark designation of the Honey House on November 21, 2006.

The Broomfield Municipal Code (BMC), requires any repair work proposed on a historic landmarked property to undergo a review of the repairs based on the criteria outlined under Chapter 17-72-100 (H). The COHA application is required to be reviewed by the Historic Landmark Board (HLB) who makes a final determination to either approve, approve with conditions, or deny the issuance of a COHA.

The historic landmark designation of the Honey House triggers the requirement to undergo HLB review.

Project Description: The applicant will adhere to the Secretary of the Interior’s Standards with the proposed rehabilitation work on the historic landmarked Honey House, based on the following scope of work that was prepared by the consultant:

  • Rehabilitate exterior siding, trim and woodwork

  • Rehabilitate wood shingle roof

  • Reconstruct the historic chimney based on historic photographs (this was removed due to budget constraints)

  • Rehabilitate exterior doors and windows

  • New building foundation (note that the existing foundation is not the original foundation, since the Honey House is not in its original location).

  • Reconfigure entry stairs into the building

This project also includes restoring the foundation and floor framing and repairing interior walls and finishes. Repairs to the interior walls will include sistering deteriorated 2x4 studs, installing sheathing and repairing the finishes.

Key Issues: Staff has not identified any key issues with regards to this COHA request.
