Project Summary

The City Council approved this project on February 8, 2022.

The approved site plan includes 387 multi-family units on a 12.59 acre site for an overall side density of 30.7 dwelling units per acre. There are 14 multi-unit apartment buildings with a combination of studio, 1-, 2- and 3-bedroom units. The apartment buildings include tucked under garage parking spaces. Carports and surface parking are located throughout the site. Bicycle parking and a bike repair shop are also provided. The residential buildings are 3 stories, being approximately 37 feet in height.

The landscape design will promote pedestrian connectivity throughout the site and to the surrounding street network. The site will include native, colorful, low-water plant material.

City and County Staff Analysis

Conformance with the Zoning and Compatibility with Surrounding Uses
The proposal is consistent with the Arista PUD plan, and includes one variance for sign type with regards to illumination. The proposal is consistent and compatible with the surrounding neighborhood, including site design details such as architecture and landscaping. 

Long Range Financial Plan
The proposal is consistent with land use assumptions. No anticipated impact to Long Range Financial Plan.
