Project Type: Modification to a Site Development Plan
Project Summary: The applicant has submitted an application to modify a Site Development Plan to allow for the grading of an approximately 8,000 square foot area on the vacant land comprising portions of 7000 and 7050 W 119th Avenue (the lots immediately adjacent to and behind the organization's facility). The applicant is requesting this modification to allow for them to also add twenty storage containers to the area to be graded. These storage containers will be used to accommodate for additional storage of materials and goods.
The facility currently has a number of semi-trailers on site currently, and they anticipate using these new storage containers for approximately seven years from the date of approval.
The applicant has also stated in their request letter that their organization is facing a challenge in that their existing facility no longer has the capacity to accommodate the storage of goods and materials they are received, while their operations and programs continue to grow to meet the increasing demands of the community. They explain that the ongoing COVID-19 pandemic has exacerbated the needs of their clients and have resulted in a greater need to add additional storage capacity.
The applicant has stated that they will be purchasing storage containers in the same color palette as their primary facility to minimize the visual impacts and to demonstrate the connection of the accessory structures to the principal structure.

Conformance with the Zoning and Compatibility with Surrounding Uses: The property is zoned Planned Unit Development (PUD) and is governed by the Vista Pointe PUD Plan. The PUD establishes accessory buildings as an allowed use. The proposed modification is to add multiple accessory buildings. This requested modification is consistent with the PUD Plan. The facility currently has a number of semi-trailers on site currently.
Long Range Financial Plan: This proposal does not change the use of the property and remains consistent with land use assumptions. No anticipated impact to Long Range Financial Plan.
