Project Description: 16000 Huron, LLC has submitted and application for a new Use by Special Review for an expansion to the existing outdoor storage currently existing and operating at 16000 Huron Street.

Applicant: 16000 Huron, LLC
Conformance with the Zoning and Compatibility with Surrounding Uses: The subject property is zoned A-3(A) (Agricultural 3, Legacy Adams County). There is an existing outdoor storage business operating on site. This operation is consistent with an existing, approved Use by Special Review. The proposed new Use by Special Review seeks to expand the operation on site. The site is within 2,000 feet from producing oil and gas wells which limits the development options for the site.
Potential Key Issues for Discussion: At this time staff has identified the following items as possible key issues:
Screening - The site is not fully screened. Screening will be required if the site is modified in a manner to increase intensity of the storage operation.
